How Much Does Land Cost in West Bali? 2026 Price Guide

Short answer: in West Bali (Jembrana and western Tabanan), land is priced per are (100 sqm). Based on our current listings, freehold tourist-zoned land near the Medewi and Pulukan surf breaks costs roughly IDR 150–430 million per are, beachfront parcels around IDR 200–310 million per are, and inland or residential land can start from IDR 50–85 million per are. Leasehold land starts at around IDR 2–3 million per are per year and can reach about IDR 10 million per are per year for prime plots.

Price ranges by area

Area Type Price per are (IDR)
Medewi Freehold, tourist zoning, main road corner near the surf about 500M
Pulukan Freehold, tourist zoning, near Medewi and the Pulukan Righthander 150M – 430M
Pulukan Freehold beachfront 200M – 210M
Pekutatan Freehold beachfront 200M – 310M
Yeh Sumbul Freehold, tourist zoning 250M – 360M
Yeh Sumbul Freehold, agricultural zoning 300M – 310M
Yeh Kuning Freehold oceanfront about 150M
Balian Freehold, tourist zoning about 170M
Antap Freehold, tourist zoning about 85M
Selamadeg Barat Freehold, residential zoning about 50M
West Bali Leasehold 2M – 10M per year

What drives the price

  • Distance to the surf and the beach. Plots within a few minutes of Medewi Point, the Pulukan Righthander, or close to Pangea in Yeh Sumbul carry a premium.
  • Zoning. Tourist zoning, which allows villas and rentals, costs more than agricultural zoning.
  • Access and utilities. A proper road, electricity (PLN), water (PDAM or well) and fibre internet add value.
  • Views and orientation. Ocean, river and ricefield views, and sunset or sunrise orientation.
  • Plot size. Small plots often cost more per are; large parcels can be cheaper per are but need more capital.

How West Bali compares

West Bali is still early in its growth. Land here typically costs a fraction of what similar plots cost in Canggu, Uluwatu or Ubud, which is why surfers and long-term investors are looking west.

Costs on top of the land price

Budget for notary and PPAT fees, buyer’s transfer tax (BPHTB) on title transfers, due diligence (title check, survey, zoning), and building permits if you plan to build. Our free buyer’s guide breaks these down.
